Have you decided to sell your house but don’t know where to start or what’s involved? In this video, I’m going to walk you through three stages of the home selling process so you know exactly what to expect. By understanding every part of the timeline, you’ll lessen your stress and be as prepared as possible.
Stage 1: Pre-Listing
If you’re anything like most sellers, the thought of moving is a big headache. You have to find a new school for your kids, pack all of your stuff, and plan. It’s going to drive you nuts—so knowing your timeline will make everything much simpler.
The first stage of the home selling process is called the pre-listing stage. This includes everything you do before you go on the market, like making your house look good. Whether your home needs staging, decluttering, or anything else, we need to make your house show in the best light. We want someone to fall in love with your house the same way you fell in love with it when you first saw it.
The reason this stage is so important is that your first showing is going to take place online. The better it looks, the more showings you’re going to get. So the first thing that I’m going to do is go inside your house, look around, and suggest ways to declutter. We’ll move things around and put things away so your space looks streamlined and inviting. Once that’s done, we can start our marketing. We’ve got professional photographers, videographers, and drones to present your home in the best light.
Stage 2: Active On The Market
The second stage of the home selling timeline is what we call ‘active.’ Once your home is active, it’s listed, and this is when the showings begin. In the first two weeks on the market, you’re going to get the most amount of traction—so it’s essential to come out of the gates aggressively.
This period is critical because people who’ve been looking for properties already will see your house as the new property on the market. To catch their attention when it’s the most on your home, we’ll do plenty of aggressive marketing during this time. As a seller, you’ll want to be ready at all times to show your home. While we can’t control when the buyer schedules an appointment, it’s our job to accommodate them.
Stage 3: Escrow
Eventually, we’re going to accept an offer on your property. Once we do, you’re officially in escrow, the third and final stage of the home selling process. However, just because we’re under contract doesn’t mean we’re done. We still have a lot of work to do.
In escrow, there’s a lot of T’s to cross and I’s to dot. This is a part of the process where the deal gets solidified and it heads to closing, but not too many people know what goes on at this point. Your buyer is going to have to do a lot of due diligence on the property before they buy. This includes hiring a home inspector, setting up an appraisal, and getting their finances squared away.
The bottom line is there’s a lot of stuff they’re going to have to do before they close. Part of my job is facilitating everything from contract to close to make sure that we close your home on time.
