The Market Strategy That WILL Sell Your Home FAST

Preparing Your Home For Marketing

Any realtor can list a house, pop a sign in a yard, and put it on the MLS—and that’s what most realtors are going to do. If you really want to maximize your sales price, though, you need a real marketing plan.

While there are many ways we can sell your house, doing it fast and for top dollar requires getting a lot of eyeballs on it. Before we can even start with marketing your house, the first thing we have to do is make sure that it looks good. This is going to involve decluttering, moving some furniture around, and oftentimes staging so it can show in its best light.

These steps are important to complete before we take pictures and video. Since your first showing is going to take place online, we must make a great first impression. Most people would rather schedule a showing to see a beautiful house than a dilapidated one. 

Pictures And Video

Once the house is looking crisp, we’ll schedule it to get shot by a professional photographer and videographer. The pictures’ main job is to show off your property’s key features like the kitchen and the bathroom. The video does the opposite. It gives people an idea of what the floor plan’s like and what it feels like to walk through it.

For example, you’re very rarely going to see a garage or a master closet in photos. But it’s pretty important, right? When you have a video, it’s going to allow you to see all the things that a photo can’t showcase.

Marketing Your House Online

Now that we have your photos and your video ready to go, it’s time to get your house online. Your home is going to be posted online everywhere, including the top home search sites: Zillow.com, Trulia.com, and Realtor.com. And if I left anywhere else off, don’t worry; it will be posted there, too.

In addition to posting your house on the online sites, we also want to put your house on the multiple listing service. When you list your house on the multiple listing service, you’ve now made your house available to all real estate agents in the area. The reason why this is important is that over 80% of all home buyers are represented by a real estate agent. 

While it’s in your best interest as a real estate seller to market your property to the entire real estate community, but the key to marketing your house on the MLS is how you position it. For example, adding listing details like school districts and having a positive are all crucial to getting people to look at your house online.
