What do you mean there’s no cost for buyer representation?

A listing agent and the seller of the property offers a cooperating fee for a buyer’s agent to procure a buyer for your property.  Over 85% of buyers have a real estate agent represent them in a transaction so it’s to a seller’s advantage they offer a cooperating broker a fee.

Why the difference between the two seller plans?

The difference comes down to time and costs involved in the sale of your property.  Marketing costs time and money so it’s a decision you want to make.  If you think your property need more marketing then choose the higher the plan.  On the other hand if your house is ready to sell, maybe you don’t need as involved a marketing plan. I’ll lay out both options so you can decide.

Is there a contract?

Absolutely not. If you don’t think I’m doing my job, I encourage you to fire me. However, I too equally reserve the right to fire you if you are not letting me do my job.

What if I already have a buyer for my house or found a house to buy?

Then you probably don’t need any of plans you see above.  However you may still need assistance on the facilitation of getting your property to closing.  I have limited service options I can share with you when we speak.  Either way I’m happy to help you get the answers you need.

What does it mean that if there is no cooperating broker involved?

If we find a buyer that is not representing by an agent then I will drop the total seller’s fee to 4% as opposed to 5% or 6%.  Half of the seller’s fee is reserved to compensate a buyer’s agent and entice the real estate community to procure a buyer for your property. If I find a buyer without an agent, I’m going to rebate you back the difference and only retain 4%.
